Tenant Spaces was born from the frustration of dealing with traditional, old-fashioned letting and estate agents. We don’t think that private landlords should have to pay high agency fees to ensure their rental properties and tenants are well taken care of.

That’s why we’ve created a service that makes landlords' life easier and still gives tenants peace of mind that someone is on hand to help.

WHAT WE DO

We help you manage your property portfolio without the need for estate agents

  Tenant Spaces uses a network of local property assistants to look after your private rentals. Each property you register with us has a designated local assistant that deals with any tenant queries, repairs, tenancy agreements and much more.

There are no hefty agency or admin fees to pay, just a small monthly cost of £15 per property. Aside from that you only pay more when you need your property assistant to do something, and we'll always be upfront and clear about the costs involved.

Designated Assistant

Your property assistant will work with you and your tenants directly, and take the hassle of day-to-day rental management off your hands.

Tenant Requests

Your assistant will handle all communication with the tenants. We provide an online portal to log issues which your assistant will promptly follow up.

Maintenance

We can organise any required maintenance and co-ordinate access to the property through you or the tenants. We use your preferred trades people or source our own.

Pay As You Go

You only pay for our services when you use them and have approved any action. We log timesheets for each property so you are only charged for the time spent.

Tenancy Agreements

We can create custom tenancy agreements tailored to your property needs, whether it's a HMO, sole let or guarantor agreement.

Advertise Your Rental

Your assistant can advertise your property on various platforms, take photographs and co-ordinate viewings to ensure you get the right tenants.

WHAT IT COSTS

MONTHLY COST

£20 

per property

This is a flat fee each month to use the Tenant Spaces platform and get access to your designated property assistant. You can cancel at any time.

PA TIME COSTS

£18

per hour

This is the hourly cost to use your personal property assistant. All time spent is recorded and you are only charged for work that you have pre-approved.

TENANCY AGREEMENTS

£30

for agreement revisions

  The intial cost to create a bespoke agreement by our in-house legal team is £120. Thereafter, renewals, new contracts and amendements are charged at £30 per occasion, plus the cost of your property assistant's time.

BESPOKE SERVICES

Advertising your rental property
When it comes to getting new tenants on board, we provide a tailored service to suit your requirements. Your property assistant can advertise the property, take photos and conduct viewings on your behalf. 

Maintenance and repairs
Your assistant can also organise any repairs or maintenance on the property. Charges will be agreed with you before hand but the total sum will typically consist of the repair costs, plus the time your assistant spent co-ordinating the work.
